Find your sanctuary on the beautiful west end of 30A. Our home is thoughtfully designed to accommodate One or Two families traveling together, with amenities such as an extensive coffee bar for the adults and a fun loft area with Infinity Game table for the kids. Just a 0.3 mile stroll to the beach, we provide a wagon for your gear as well as a set of back-pack beach chairs. Our neighborhood pool is even closer, just around the corner in our quaint brick paver neighborhood. Our back patio overlooks the forest preserve area and is a lovely shaded refuge. We are walking distance to the renowned Stinky's Fish Camp and just two miles from Gulf Place with its variety of shops and restaurants.

STARTER KIT OF ESSENTIAL SUPPLIES includes:
2 rolls of toilet paper per bathroom • hand soap •bath soap + shampoo + conditioner + shower gel (one set per bathroom. Plan to bring or purchase additional toiletries) •laundry pods •1 paper towel rolls • dishwashing soap + sponge •dishwasher pods • trash bags • coffee (beans, ground, and K-cups).
There are 2 EXTERIOR floodlight/security cameras that automatically record audio and video of the exterior of the property 24/7: one is located at the front porch entrance and the other camera is located along the side of the home near the side door.
Electronic front door lock • Check-in details sent the day before arrival. There is an additional electronic side door lock.
SELF CHECK-IN + CHECK OUT
Check-In: No sooner than 4 PM EST
Check out: No later than 10 AM EST.
**There are NO EXCEPTIONS to these Check-In or Check-Out times unless given permission to, in writing by the Host. It is important for our cleaners to have adequate time to prepare for each group. Guests will be charged a fee of $50 for every 15 minutes that they are late checking out after 10 AM. Any checkouts after 12 PM will be charged a full night’s fee at the highest rate applicable from your stay (this does not grant you additional night’s use of the property).
Plan on arriving at the house during daylight if at all possible to make navigating and finding the property easier. You will access the home via a smart lock (4 digit code). Code and directions will be sent 24 hours prior to check-in.
COMMUNICATION WITH HOST
All communication with the host will be via the reservation messaging platform unless otherwise instructed. Host is available between 9am-9pm CST.
Our home is located just a short walk from the new Dune Allen Beach Access on 30A. We provide a beach wagon to transport your things as well as 6 backpack chairs. We are just around the corner from the neighborhood pool (unheated).
There are many nearby restaurants at Gulf Place on 30A, and groceries/supplies are easily obtainable at Walmart (5 minute drive) and Publix on Highway 98.
Other things to note
Use all furniture, appliances, home goods as intended • no parties or large events •no pets or animals allowed onsite • no smoking/vaping on premises • no illegal uses allowed • no drugs allowed • no fireworks allowed • no firearms allowed on premises • climbing on/use of bunk beds and loft bed are at your own risk • Climbing on or hanging towels/clothing on the front porch and rear patio railings are not allowed.
Up to 14 people, including children/infants, may use the home at any given time. These guest numbers include VISITORS to the home. The home sleeps 12 in beds/bunks plus one in a trundle bed plus one (child) on futon bed in upstairs loft area.
Must be 25+ years to book this home . Person who books home must remain present throughout the rental period. Minimum of One person 25 years of age per 4 persons in each group.
Do not leave any food and trash on the outdoor porch and patio because bears and other critters may get into it and cause damage or harm to your party or spread trash through the neighborhood. Dispose of all trash in the trash cans located at the side of the house, during daylight hours. Do not allow trash to overflow. Please put trash cans at road's edge in the morning for pickup on MONDAYS and THURSDAYS and then return cans to the side of the house. HOA requires that trash cans not be left out by the road (fines will be passed on to guest)
While we do strive to offer some amenities to get you off on the right foot, these are not meant to last the duration of your stay. We are excited to share our personal home with you; this is not a hotel so we do not replenish these items or offer housekeeping during your stay. Please expect that you may need additional toilet paper, paper towels, dish soap, coffee, etc. Please bring/purchase your own personal toiletries, condiments, oil + spices, ziplock bags, plastic wrap, aluminum foil, bottled water, etc...
BUGS, BEARS, CRITTERS, and SEALIFE and WILDLIFE
Wildlife and pest encounters may happen: these are at your own risk and we are not liable to compensate you for these encounters that occur during your stay. Believe it or not, black bears are found in the Florida Panhandle, including our neighborhood. Bears are DANGEROUS. Please put garbage outside ONLY in the trash cans on the side of the house during the day (don't leave out overnight, this can attract bears). Please be responsible and deter unwanted wildlife where possible by not leaving food, compost, or birdseed outside that attracts wildlife, insects and other pests. Please be aware that we perform regular pest control, but given the location of the home, you may see or encounter bugs and/or wildlife while in the home or neighborhood, including but not limited to: ants, bugs, birds, bees, wasps, bats, mosquitoes, spiders, snakes, fireflies, butterflies, beetles, skunks, raccoons, black bears, etc. Bug spray is recommended in warmer months.
BUGS INSIDE HOME
In certain seasons, the climate does cause a lot of bugs. Please make sure all doors and windows are closed when not in use. We perform regular pest maintenance, but there is no perfect solution to keep a Southern beach home completely bug-free.
Electricity, internet, and/or cable services may get interrupted during storms and other issues beyond our control. These disruptions are rare and services usually resume after a couple of hours. We cannot offer refunds for outages.
We are unable to offer refunds due to any type of inclement weather, including hurricane warnings/evacuations. We do strongly encourage the purchase of trip insurance.
SECURITY DEPOSIT + FEES
A refundable $750 security deposit is collected as a credit card HOLD to pay for extra cleaning fees, repairs, or damages caused by you and your guests during your stay. This hold will be released within a week of your departure. A cleaning fee of $525 per stay is also charged at booking.
Guest must sign Rental Agreement, provide identification, and provide credit card (for security deposit hold). Request to book this property constitutes your agreement with all House Rules.
Rates & Availability
Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Forty-seven percent (47.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
